Method and sources

House prices: Eurostat dataset prc_hpi_q (purchases of all dwellings, index 2015 = 100, quarterly, 2015 Q1 to 2026 Q2, last update 1 Oct 2026), fetched from the Eurostat API on 22 Oct 2026. Consumer prices: Eurostat prc_hicp_midx (HICP, all items, 2015 = 100), averaged by quarter. The copy of this dataset I could fetch ends in December 2025, so every comparison here ends at 2025 Q4; the chart lines still show house prices up to 2026 Q2. "After inflation" divides the house price change by the change in the general HICP, not a housing specific deflator. Greece is not part of this Eurostat house price release. EU27 is Eurostat's aggregate.
